I talk to a lot of people who want to buy their first home, but they keep waiting.

Waiting for rates to change. Waiting to save more money. Waiting until they understand everything. Waiting until they finally feel confident enough to jump in.

Here's the problem: confidence usually doesn't come first. Clarity does.

Once you know your numbers, understand your options, and have a plan, buying a home suddenly feels a whole lot less intimidating.

Your First Home Is a Starting Point

I think first-time buyers sometimes put way too much pressure on that word: HOME.

It doesn't have to be the house you'll live in for the next 30 years.

Maybe the kitchen isn't perfect. Maybe you don't get the three-car garage. Maybe the landscaping needs some love.

That's okay.

• Figure out what you truly need versus what you'd simply like to have.
• Know what monthly payment feels comfortable for your life, not just what you're approved to borrow.
• Think about where this purchase could put you three, five, or ten years from now.

The takeaway: Your first home doesn't have to be the finish line. It can be the launchpad.

Don't Let the 20% Myth Stop You

This one drives me crazy because I still hear it all the time:

"I can't buy yet. I don't have 20% down."

You may not need it.

There are loan options and assistance programs that can help qualified buyers with down payments and closing costs. The programs available depend on your finances, the property, location, lender, and current funding.

So before deciding you can't afford to buy, let's actually run the numbers.

You might be surprised by what your options look like.

The takeaway: Don't disqualify yourself before you've even asked the question.

And Please Don't Blow Up Your Loan Before Closing

Once you've started the mortgage process, boring is good.

• Don't go finance the furniture for the house you haven't closed on yet.
• Don't buy the new car.
• Don't open three credit cards because you're getting "20% off today."
• Don't empty your savings just to get into the house.

And here on the Florida Suncoast, we need to look beyond the mortgage payment. Property taxes, homeowners insurance, possible flood insurance, HOA fees and maintenance all matter.

The takeaway: I don't want to help you simply buy a house. I want to help you comfortably own it.

Bonus Items to Know

A few more things I tell first-time buyers around Sarasota and Manatee Counties:

• Insurance comes into the conversation early. We don't wait until three days before closing to start thinking about it.
• The seller's property tax bill isn't necessarily your future tax bill. We need to estimate what your taxes could look like after the sale.
• Build your team before you fall in love with a house. A good Realtor and lender should help you understand the numbers and the process before we're standing in a kitchen deciding whether you've found "the one."

Buying your first home in Sarasota, Bradenton, Parrish, Lakewood Ranch, or anywhere along Florida's Suncoast doesn't require you to know everything about real estate.
