What Actually Sells a Home? (Spoiler: It’s not just granite countertops.)
You’ve watched the shows. You’ve seen the granite, the shiplap, the 17 throw pillows per couch. But let’s talk about what really gets your home sold:
Stage It Like a Pro
• Buyers need to see themselves in the space—not your kid’s macaroni art from 2008.
• Clean, declutter, and strip away the “you” so they can imagine the “them.”
• Think hotel vibes, not museum of memories.
Marketing That Works While You Sleep
• Buyers start online—those listing photos are your home's first impression.
• Your agent should have a plan: MLS, Zillow, open houses, and a parade of other places where buyers scroll while pretending to work.
• Ask your agent what their actual strategy is. “We’ll put it on the MLS” doesn’t count.
Make It Easy to Show
• If no one can get in, it’s not really on the market. Buyers can't fall in love with your home if they can’t see it.
• Keep your showing hours wide open—let the buyers limit the time, not you. The more flexible you are, the more showings you’ll get.
• Step out during showings—nobody wants to house-hunt with the seller watching their every move like it’s a museum tour.
• Yes, it’s a pain, but you’ve got to keep it clean and “show ready” every day until the deal is done. The cleaner it is, the faster it sells.
