Pre Listing Repairs That Pay Off

Selling your home soon? Before you slap that sign in the yard and hope the real estate gods smile upon you, let’s talk about the simple repairs that actually make a difference. Almost every buyer will hire an inspector. That means your house will be poked, prodded, opened, closed, and water-tested like it is auditioning for a home improvement reality show. Get ahead of it.

Here is where you should focus.

• Fix leaky faucets and squeaky doors.
This one is basic. Drips and squeaks show up early in an inspection, and they create a theme you do not want. Inspectors test everything. If you know something is broken, fix it. Buyers mentally add dollar signs to every little issue, even if it costs fifteen bucks to handle.

• Fresh paint adds big value for small cost.
Clean paint makes the house feel newer, brighter, and better cared for. It can hide old nail holes and that Picasso your kid left on the wall. Fresh, neutral paint gives buyers less to complain about and more to appreciate.

• Do not overspend on upgrades buyers may redo.
Here is a truth of real estate. Most major upgrades do not give you a full return. A full kitchen remodel right before listing might look amazing, but buyers might redo it anyway to match their own style. Remodel for your lifestyle, not because you think it will create a big profit at closing.
