Final Walkthrough Failures and Fast Fixes

The final walkthrough is not a formality. It is your last line of defense before money changes hands. Deals get tense here more than almost anywhere else, usually because someone assumed everything was fine.

Here is how to avoid surprises and what to do if they pop up anyway.

Start with the basics
• Bring a copy of the contract and repair addendum. Know exactly what the seller agreed to fix or leave behind.
• Verify repairs with receipts and photos when possible. Do not rely on “it should be done.”

Common failures and fast fixes

Unfinished repairs or new damage
Holes in walls, stains on carpets, broken fixtures, or agreed repairs not completed.
Fast fix: Refuse to close until resolved, request a credit at closing, or hold repair funds in escrow. Always get it in writing.

Covered up problems
Mold under sinks, outlets that do not work, HVAC issues hidden by furniture or clutter.
Fast fix: Check under sinks, test every outlet and switch, run the AC, and document with photos or video. Raise the issue immediately.

Missing items
Appliances or fixtures that were included in the contract are gone.
Fast fix: Compare the home to the contract line by line. Require the item to be returned or negotiate a credit.

Utilities off or not working
No water, electricity, or other essential services when they should be on.
Fast fix: Make sure utilities are active. Test water pressure, lights, toilets, and appliances.

Pre walkthrough prep
• Schedule it as close to closing as possible, ideally when the home is vacant.
• Use a checklist for appliances, HVAC, locks, outlets, plumbing, and windows.
• Take lots of photos and video.
• Bring simple tools like a flashlight, outlet tester, and even a tennis ball to check drains.

During the walkthrough
• Test everything. Flush toilets, run showers, open and close doors and windows.
• Compare the condition directly to the contract.
• Do not let anyone rush you. This is your moment.

If issues are found
• Do not close until they are addressed.
• Negotiate repairs, credits, or escrow holdbacks.
• Put every agreement in writing and into the closing documents.
