Ah, the new year. A time for fresh starts, gym memberships, and overly ambitious promises to avoid carbs. But what if this year, your resolution isn’t about abs but about a new address? Let’s talk about setting realistic real estate resolutions that can actually come true—no kale required.
Step 1: Set Realistic Goals
First things first: dream big, but plan smart. If buying or selling a home is on your 2024 vision board, it’s time to break that dream into actionable steps.
- Buyers: Are you looking for a beach bungalow or a cozy condo? Narrow down your ideal neighborhood, size, and must-haves. Remember, “home with a moat” might be better suited for a wish list than a resolution.
- Sellers: Your goal might be to upgrade, downsize, or just right-size your life. Start by thinking about timing—when do you want your house to hit the market?
The key here is setting goals you can actually achieve. Saying, “I want to buy a house by June” is good. Saying, “I want to buy a 6-bedroom castle for $200K by Valentine’s Day” might be a stretch.
Step 2: Make a Plan
Every great resolution needs a roadmap (or at least a GPS with good reception).
- For Buyers: Start with the boring but important stuff—like budgeting. Know your credit score, research mortgage options, and talk to a lender to figure out how much house you can afford. Spoiler alert: It’s usually not as much as Zillow suggests. Next, create a timeline. Do you need to save for a down payment? Will you need extra time to find the just right property?
- For Sellers: Your timeline might involve decluttering, making minor repairs, and staging your home to wow buyers. Not sure where to start? That’s where a real estate agent (hint: me) can step in to guide you.
Resolutions fail when they’re vague. Be specific, be realistic, and don’t forget to reward yourself along the way.
Step 3: Embrace the Unexpected
Here’s the fun part: no matter how much you plan, real estate has a way of surprising you.
- Buyers: Maybe you fall in love with a house that has a pink bathroom straight out of the 1970s. Sure, it wasn’t on your list, but hey, it’s quirky and now it’s yours.
- Sellers: Perhaps your resolution is to let go of your avocado-green kitchen because a buyer adores its retro charm. Unexpected wins make the journey worthwhile.
