Why Walkthroughs Sometimes Go Wrong
Walkthroughs are the final lap before you cross the finish line. Buyers get one last look to make sure the home they are buying is the same home that was promised in the contract. Simple idea. Surprisingly eventful ending. Let’s break down why walkthroughs sometimes go sideways and how to keep your closing day calm instead of chaotic.
Repairs not completed as agreed
Everything listed in the contract should be done. Not guessed. Not assumed. Completed. You should have documentation showing what repairs were made and by whom. And if something still needs attention, there should be a clear, written plan to finish the job. Your walkthrough is not the time to discover that the “fixed” garbage disposal is still making a sound like a blender full of gravel.
Items removed that should have stayed
The fridge is missing? The washer and dryer vanished? That wall mounted TV bracket has magically disappeared? Before panic sets in, check the contract. The Florida Realtors standard contract spells out many common items. Refrigerators, ovens, stoves, fixtures and more are expected to remain unless specifically excluded. TV mounts should stay unless the contract says otherwise. If it was attached and not exempted, it should still be bolted in place.
Agents push for quick solutions to avoid delays
There can be pressure to “just get it closed.” Ignore that pressure. Your walkthrough is your last line of defense to confirm you are receiving the home as agreed. Rushing through it is like speed reading a legal document. Something important is always missed. Slow down. Look carefully. Ask questions. This is your investment and your future monthly payment on the line.
Buyers should take their time, document anything off, and communicate quickly with their agent if something surprises them.
